Initial Payment

We will confirm your booking upon receipt of a completed booking form plus 25% non-refundable deposit. If the booking is made within 8 weeks of the holiday start date the full rental and any additional charges are required.

Confirmation of Booking

Once a confirmation of booking has been issued, the hirer is responsible for the total price of the property and any extras, as shown on the booking form.

Balance of Payment

Any outstanding balance is due for payment 8 weeks prior to the holiday start date. We reserve the right to re-let the property if full payment has not been received within the 8 week (56day) period.


The hirer is responsible for arranging adequate medical and travel insurance.


Use of the accommodation and amenities is entirely at the user’s risk. No responsibility is accepted for injury or loss or damage to users or their belongings.

Personal Belongings and Motor Car

Baggage, personal belongings and any car and its contents are at the hirer’s risk at all times and no responsibility can be accepted for any loss or damage however caused.

Hirer’s Responsibility

The hirer is responsible for the property and is expected to take reasonable care of it. All equipment, utensils etc. must be left clean and the property must be left tidy at the end of the hire period.


Damage or breakages are the legal responsibility of the hirer and their costs or replacements are required on demand. The £100 security deposit is taken into account in this respect. Minor damage or breakages will not normally be charged.


Where water, electricity, rubbish collection or any other services are disrupted by storm, fire, strike action or any other cause beyond our control, we cannot be held responsible for loss or damage as a result.

Party Size

At no time may more than the maximum number of persons agreed at the time of the booking occupy the property unless written authority from the owners is received prior to the holiday. We reserve the right for our representative to refuse admittance if this right is not observed. We reserve the right to refuse or revoke bookings from parties which in our opinion and at our sole discretion may be unsuitable for the property.

Arrival and Departure Dates

On the holiday start date the property will be available for occupation by the hirer from 2pm local time. On the departure date the hirer (and all members of the party and their belongings) must vacate the property by 10am local time. The times must be adhered to, to ensure that the property is ready for the next guests. Any alteration of these times will only be permitted by prior arrangement and written consent by the owners.
